Search "Windermere FL home prices" this week and you will find five numbers that cannot possibly describe the same market. One aggregator puts the median at $756,000. Another shows an average list price north of $2.1 million. A third, still sitting on a November 2025 snapshot, reports a 41.5 percent price crash based on exactly two home sales. None of these sources is lying. They are measuring different things and calling all of them Windermere.
If you are comparing Windermere to Winter Garden, Dr. Phillips, or Horizon West on price alone, this matters more than it looks like it should. The comparison only works if you know which Windermere each number is describing, and most portals never tell you.
The confusion starts with geography. The incorporated Town of Windermere covers 1.56 square miles of land, according to the U.S. Census Bureau, and had a population of 3,030 as of the 2020 census. It sits on a narrow isthmus between Lake Down and Lake Butler, with a grid of streets that includes several sand and brick roads kept unpaved by ordinance. Three roundabouts, added between 2004 and 2010, were built specifically to slow cut-through traffic on that grid. This is a small, self-governing town with its own mayor, town council, and police department.
The 34786 zip code that shares its name is a different scale of thing entirely. It stretches south toward Walt Disney World's eastern boundary and west toward Winter Garden, and it absorbs subdivisions most buyers assume are inside the town: Isleworth, Keene's Pointe, Summerport, Casabella, Belmere, Bellaria, and the Reserve at Lake Butler Sound among them. Every one of these communities carries a Windermere mailing address. None of them is inside the incorporated town's legal boundary. They are governed by the Orange County Board of County Commissioners, not Windermere Town Hall.
This is not a technicality that only matters to lawyers. In 2007 the town actually tried to annex Isleworth and neighboring Butler Bay, a move Orange County fought because it stood to lose real property tax revenue. Isleworth stayed unincorporated. Butler Bay went the other way, annexed into the town after more than 90 percent of its residents approved the move by mail-in ballot. Two things are happening here, and both are worth understanding before you trust any single number.
The first is the geography problem already described. A page scoped to the tiny Town polygon is going to behave very differently from a page scoped to the entire 34786 zip code, because one includes Isleworth's eight-figure estates and the other might not.
The second problem is sample size and staleness, and it is arguably worse. When Redfin's Town-level page reported a 41.5 percent year-over-year price decline, it was comparing two home sales in November 2025 against two home sales the prior November. That is not a market trend. That is a coin flip dressed up as a statistic. Meanwhile, Rocket's public report was still circulating with a June 2025 figure well over a year old at the time of this writing, and a broker aggregation site showed December 2025 average list prices climbing from $1,566,766 to $2,150,224 year over year, a jump driven far more plausibly by which specific estates happened to be listed that month than by the entire market repricing itself by 37.75 percent.
None of these portals are wrong exactly. They are each reporting something true and narrow, then presenting it as if it described one coherent market. It doesn't.
If you are seriously comparing neighborhoods, the price question is only the first layer. Whether a specific Windermere address sits inside the incorporated town or in unincorporated Orange County changes who shows up when you call for service.
Inside the Town, the Windermere Police Department handles calls, and WastePro runs trash collection on the town's schedule. Step outside the Town boundary into unincorporated 34786, and policing runs through the Orange County Sheriff's Office instead, with trash and utility service handled by county contractors rather than the town. Code enforcement follows the same split: a barking-dog complaint or a fence dispute inside the Town goes to Windermere's own code enforcement office, while the identical complaint two streets over in Keene's Pointe goes to Orange County.
Governance follows the same line. Inside the Town, you are represented by an elected mayor and town council who set local ordinances and, in some cases, local millage. Outside it, in Isleworth, Casabella, or Summerport, you are governed at the county level by the Orange County Board of County Commissioners, and your day-to-day rules come from your community's own HOA rather than town ordinance.
None of this makes one option better than the other. It does mean two homes both marketed as "Windermere," both a short drive apart, can differ in who answers the phone when something goes wrong, what your HOA structure looks like, and how your tax bill is assembled. That is worth knowing before you fall in love with a listing photo.
One detail captures the whole pattern better than any statistic. Windermere High School, which opened in 2017, is a Lake Butler-area school that sits outside the incorporated Town of Windermere's boundary entirely, and the town is not even within the school's attendance zone. The town council actually opposed the school district's choice of name at the time, partly out of concern that families would confuse it with the separate Windermere Preparatory School, and partly because board members questioned naming a school for a community it would not be located in.
The lesson for buyers comparing school access is the same lesson as the pricing data. A Windermere address, on its own, tells you almost nothing about which specific schools, services, or government you are actually signing up for. The zip code is a mailing convenience. The boundary lines underneath it are what actually govern your daily life.
